Customizing Condo Life

Buyers are also combining residences at The Ritz- Carlton Residences, Palm Beach Gardens, a 14-acre, resort-style property and marina under construction by Catalfumo Companies that will not have a hotel but will be managed by the famous hotel brand.

Sales associate Dave Shalkop reports that one celebrity couple is transforming two adjoining residences into a customized estate-size home. “They wanted all our amenities and still be able to maintain the sense of a private home.”

Shalkop reveals that a few other buyers also combined units, but time is running out on that option. “Our three buildings are all topped off and we will complete construction in early 2026. We have some available units left at $4.5 million to $15 million, but many floor plan types are almost sold out and it may be too late to purchase adjoining units.”

Why Condo Prices Are Soaring in the Land of Ultra-Rich Lawn-Lovers

A tony home in Palm Beach once meant a columned Mediterranean Revival estate flanked by century-old palm trees. These days, an apartment will do. The island of Palm Beach and the city of West Palm Beach, fraternal twins separated by the Lake Worth Lagoon, have long been known for private homes ranging from 1920s bungalows to historic estates like Mar-a-Lago and the Whitehall mansion.

Cruise to the Ritz-Carlton Residences in Palm Beach Gardens where $15.5 million will get you something nice. Residence 301-302 is 8,890 square feet with water views, a poolside cabana and four parking spots. What makes the listing special, however, is the hotel-style amenities that come with the branded residence, said John Greene, a sales associate with Douglas Elliman. The development is expected to be finished next year. “People automatically associate our partner brand, The Ritz-Carlton, with a certain standard and a level of service,” Greene said. “Imagine staying at a five-star resort. You won’t know you’re at a residential home.”

Affluent buyers transitioning from estate homes, many nearing two decades in age, seek to simplify and elevate their lifestyles through “right-sizing,” favoring a highly serviced, amenity-rich living experience over the burdens of managing a large estate. The Estate Collection, a designation from The Ritz-Carlton unique to this property, exemplifies this demand offering estate-style residences with expansive layouts, multiple ensuite guest bedrooms with private balconies, spacious walk-in pantries and laundry rooms, and private dens— enhanced by world-class services and a private marina along the Intracoastal Waterway.
